Los Verdes
Perched on the hillside of Rancho Palos Verdes is lovely the Los Verdes area. Local residents here applaud the scenic ocean and Catalina Island vistas which they take in daily from almost anywhere in the neighborhood. For buyers looking for an entree’ into the Rancho Palos Verdes real estate market for homes with ocean views, Los Verdes is one of the more affordable neighborhoods that offer great single-family starter homes for budding families.
Most of the dwellings here are the original track homes that were built in the 1960 and 1970’s with the exception of some that have been replaced with new custom built homes. Fortunately for these residents, most of the homes in this community have an ocean view. The terrain, however, is quite steep and the homes along the hillside are often terraced as a result. Typical square footage of homes here are about 1,400 to 3,000 square feet, a nice size for single-family homes, yet the lot sizes are quite large typically 7,000 to 12,000 square feet. The floor plans in the tract come in three, four bedroom and five bedroom options. The price range for these homes is between $900,000 to about $2,000,000.
Los Verdes Homes are ideally situated less than two miles from the Peninsula Shopping Center and the Promenade Shops, which are the Peninsula’s main shopping areas. Also nearby is the Golden Cove Center that has a convenient Trader Joe’s grocery store and a handful of restaurants. Likewise, visiting neighboring communities for entertainment is quite easy like Los Verdes Golf Course, Terranea Resort, and Trump National Golf Club.
A beloved local’s spot is Hesse Park amid ocean and Catalina views. The well-groomed park is a great spot for baseball, soccer, and volleyball on a sand court. The park also has great play structures for little ones and picnic tables with barbecues for the entire family to enjoy. During the summer months, Hesse Park hosts the summer concert series where families come to enjoy live music with kids, picnic blankets, and treats in tow.
Children here attend Vista Grande Elementary school (with a small slice going to Montemalaga Elementary), Ridgecrest Intermediate School (the small slice attending Palos Verdes Intermediate), and either Palos Verdes Peninsula High School or Palos Verdes High School. These public schools are top rated and are run by the Palos Verdes Peninsula School District. Nearby are many excellent private schools like Chadwick, Rolling Hills Country Day School, and Rolling Hills Prep.
