Eastview
Stretching across the eastern border of Palos Verdes Peninsula is the Eastview neighborhood of Rancho Palos Verdes. This long narrow section runs primarily along Western Avenue for the most part and also Toscanini Drive. Being accessible to Western Avenue make shopping and commuting quite convenient for this neighborhood. Therefore, residents here usually take advantage of Western Avenue versus trekking back through The Hill to the Peninsula Center and Promenade Shops. Convenient to this neighborhood is Trump International Golf Course and Palos Verdes Shoreline Park.
Eastview is known to be a nice place to live, but it does not have the cache’ that the other communities in Palos Verdes have. One of the most enticing reasons owners choose the Eastview community is the price. Being the one of the least expensive areas on the peninsula, it is a great neighborhood for those wanting to purchase a home for under $1,000,000, and have an option to attend award winning Palos Verdes schools that are nearby. Students here either attend Palos Verdes School District or the Los Angeles Unified School District. They have a one-time election to enroll in either the Palos Verdes School District, where they would attend Dapplegray Elementary and Miraleste Intermediate; or for Los Angeles Unified School District, they would attend Crestwood Elementary School and Dodson Middle School. The options for High school students are the choice of Palos Verdes High School and Peninsula High School, or if electing for San Pedro, students attend San Pedro High School. There is also a private, Roman Catholic high school option down the road at MAry Star of the Sea High School.
Homes in Eastview usually tend to be smaller than other areas of Palos Verdes. Generally, these abodes range in size from about 1,000 square feet to about 2,500 square feet. The average sale price for a single-family home here is currently is $875,000 but typically range from $600,000 to about $1,200,000 for properties. There are some condo/townhomes that range in price from about $350,000 to just under $650,000 for 2 bedroom and 3 bedroom options. There is a large park here that families enjoy called Eastview Park. The large almost 10-acre parkland has a children’s playground with a cute play structure, jogs paths, and picnic facilities. Like the balance of the Palos Verdes parks, dogs are welcome but they must be leashed.
