    Beautiful East Hermosa, often referred to as Hermosa Hills, where many residents savor the sunset over the Pacific like none other. Boasting panoramic views, just east of Pacific Coast Highway, this hilly section of Hermosa offers a quieter more serene experience to Hermosa Beach living. These lucky inhabitants have both a quick jaunt to the freeways from many locations on the hill, as well as remaining only a few minutes till one’s toes can touch the sandy beach. East Hermosa typically command larger lots and often ocean or city views. While there are some condos and residential town-homes, this section is mainly composed of single-family homes, and prices are often lower than the Hermosa Sand Section. Likewise, prices are usually lower than the comparable Hill Section or Mira Costa Section of Manhattan Beach. Typically lot sizes will range from 2,000 to 6,000 square feet with the living space in new homes around 2,500 to 4,000 square feet. There are, however, those quintessential, and yet highly desired, beach bungalows from the 1920s which tend to be a bit smaller, but no less charming. Scattered about the Hermosa Hills are great parks and parkettes for kids to spread their wings and enjoy the sunny SoCal weather. The K-2 Hermosa View school is in this neighborhood, conveniently located on Prospect Avenue, and the private K-8th-grade school, Our Lady of Guadalupe also calls Hermosa Hills home. High school students in this neighborhood attending Mira Costa are only minutes from school and other after-school sports activities held on campus. Just down the street, one finds great student resources like UCode, a student coding center, as well as tutoring facilities for budding students. All along the borders of Hermosa Hills, lining Pacific Coast Highway, Artesia, Aviation and Anita Street, are literally every convenience one could imagine. The best car wash in town, Rock N Roll Car Wash, and the recently added Trader Joe’s make some of the necessities in life extremely convenient. On the other hand, a delightful culinary experience can be had right in the neighborhood at Barran’s 2239, before an evening of live music at Saint Rocke, a local institution. Hermosa Hills are definitely considered some of the best values in Hermosa Beach. Being a quiet neighborhood with more parking available, one gets the best of both worlds.
